Indian Valley Appraisal Company is an independently owned and operated real estate appraisal firm situated in the Indian Valley area of Montgomery County.  The company was founded in 1986 and recently celebrated 25 years of service.  The staff is comprised of six Pennsylvania State Certified General Appraisers and two support personnel.  In addition, three of the staff appraisers are designated members of the Appraisal Institute.

The officers of the company have experience in litigation and have provided testimony at Common Pleas Court, Bankruptcy Court, and a number of quasi-judicial hearing forums, such as Board of Assessment Appeals, Board of View, and the like.

All of the appraisers have experience with a variety of real estate types, including commercial, industrial, institutional, mixed use, office, recreational, residential, and special purpose properties. 

Situated in Souderton Borough, Montgomery County, we cover all of Montgomery and Bucks Counties, as well as most of the contiguous and nearby counties.

Mark Abissi, MAI - Qualifications

Mr. Abissi began his appraisal career in 1985 as an assistant appraiser with a Doylestown, Pennsylvania firm.  He was involved in several facets of valuation including financing, condemnation, estate planning, and relocation appraisal.  Covering a territory that included Eastern Pennsylvania and all of New Jersey, Abissi gained experience in different markets and was soon appraising properties for multiple clients and government agencies.  A highlight of his career during this time period was the valuation of the rail corridor for the Steam Town National Park in Scranton, Pennsylvania.

In 1990, Abissi moved on to an appraisal company in Warminster, Pennsylvania that focused on commercial and industrial properties, emphasizing income producing properties. Abissi performed numerous analyses on shopping centers and regional shopping malls, such as Oxford Valley Mall in Langehorne, Pennsylvania, Lehigh Valley and Whitehall Malls in Allentown, Pennsylvania, and a regional mall in Harrisburg.  Abissi gained national experience and appraised numerous commercial and industrial properties throughout the United States.  As ad valorem taxation was a large part of the company’s portfolio, Abissi was provided the opportunity to testify before several Assessment Appeal Boards in both Pennsylvania and New Jersey.

Mr. Abissi joined Indian Valley Appraisal Company in 1994 and became a partner in the firm in 2001.  His experience at the firm has included all aspects of real estate appraisal, including commercial, industrial, and residential. Abissi specializes in subdivision analysis and the appraisal of special purpose properties, such as golf courses, nursing homes, continuous care retirement communities, religious facilities, and sewage treatment plants.  Mr. Abissi's responsibilities include appraisal review, supervision, litigation, and condemnation services.

When not appraising, Mr. Abissi enjoys spending time with his wife and children, biking, and playing bass in the worship team at his church. Abissi also founded the International 22q11.2 Deletion Syndrome Foundation (www.22q.org). While no longer involved with the Foundation, the Abissi Family is active in the community with other charitable organizations.
