Condemnation is the “act or process of enforcing the right of eminent domain" (The Dictionary of Real Estate Appraisal, Second Edition, The Appraisal Institute, Chicago, p. 63).  Eminent domain is “the right of government to take private property for public use upon the payment of just compensation" (Ibid, p. 103).  Eminent domain appraisals are completed for a variety of reasons: 

  • Acquisition of road right-of-ways
  • Acquisition of open space            
  • Acquisition for redevelopment and urban renewal
  • Determination of value of various types of easements including, utility easements, drainage, slope and aerial easements.
