Indian Valley Appraisal Company’s appraisers have combined experience of over 85 years. Our appraisers have extensive experience with most property types and have provided appraisal services to hundreds of clients throughout the Greater Philadelphia and Lehigh Valley region. In addition, members of our firm have been active in various non-profit organizations throughout the area.

Personnel of the company have experience in litigation and have provided testimony at Common Pleas Court, Bankruptcy Court, and a number of quasi-judicial hearing forums, such as Board of Assessment Appeals, Board of View, and the like.

All of the appraisers have experience with a variety of real estate types, including commercial, industrial, institutional, mixed use, office, recreational, residential, and special purpose properties.

Meet Our Team

Indian Valley Appraisal Company is an independently owned and operated real estate appraisal firm situated in the Indian Valley area of Montgomery County, Pennsylvania. The staff is comprised of Pennsylvania State Certified General Appraisers and designated members of the Appraisal Institute.

Mark Abissi, president and owner of the firm, upon graduating from Delaware Valley University, began his appraisal career in 1985 as an assistant appraiser with a firm in Doylestown, Pennsylvania. He was involved in several facets of valuation including financing, condemnation, estate planning, and relocation appraisal. Covering a territory that included Eastern Pennsylvania and all of New Jersey, Abissi gained experience in different markets and was soon appraising properties for multiple clients and government agencies. In 1990, Abissi moved on to an appraisal company in Warminster, Pennsylvania that focused on commercial and industrial properties, emphasizing income producing properties. Abissi performed numerous analyses on shopping centers and regional shopping malls. Abissi gained national experience and appraised numerous commercial and industrial properties throughout the United States. As ad valorem taxation was a large part of the company’s portfolio, Abissi was provided the opportunity to testify before several Assessment Appeal Boards in both Pennsylvania and New Jersey.

Mr. Abissi then joined Indian Valley Appraisal Company in 1994 and became a partner in the firm in 2001. His experience at the firm has included all aspects of real estate appraisal, including commercial, industrial, and residential. Mr. Abissi's responsibilities include appraisal review, supervision, litigation, and condemnation services.

Abissi founded the International 22q11.2 Deletion Syndrome Foundation (www.22q.org) in 1999. He also served on the boards of Peaceful Living and Ivy Hill Equestrian Center. While no longer serving on these boards, the Abissi Family is active in the community with other charitable organizations. When not appraising, Mark enjoys spending time with his wife and children, biking, and playing bass in the worship team at his church.

Anne Gorman began her foray into the field of real estate in 1984 as an administrative assistant in a local real estate appraisal company. Within a short period of time, she became an appraiser. During that time, Ms. Gorman performed relocation appraisals for several national firms covering the five county Philadelphia region.

In 1995, Ms. Gorman joined Indian Valley Appraisal Company as a residential staff appraiser. Gorman earned her undergraduate degree from Temple University during her initial years at IVAC. Assisting in the appraisal of the Hill School in Pottstown was a highlight of this time and set the stage for a switch to the commercial sector.

Gorman gained experience in all aspects of the appraisal of agricultural, commercial, industrial, and residential properties for condemnation, estate taxation, financing, and what was to become her specialty, conservation easement. Her conservation clients include many municipalities in the five-county region as well as property owners, attorneys, and private conservation groups. This basis of knowledge has served the IVAC team well as we continue to be a market leader in the appraisal of conservation easements.

When not appraising, Anne enjoys spending time with her family and friends and traveling near and far.

David Arnoldi began his appraisal career in 1991 as a summer college intern with a national healthcare valuation company. Upon graduating from Pennsylvania State University, he worked with a small real estate valuation and brokerage firm performing appraisals for financing, estate planning, and relocation services covering Bucks and Montgomery Counties. Mr. Arnoldi obtained extensive experience in the valuation of healthcare properties such as skilled nursing facilities, assisted and independent living facilities, and continuing care retirement communities (CCRCs) Arnoldi also branched into valuation for financial reporting with work completed for purchase price allocation, impairment, and fresh start accounting. In 2008, he joined and co-managed the East Coast operations of another national appraisal firm specializing in the valuation of healthcare assets. Additionally, Mr. Arnoldi co-authored the Lender & Investor Survey for the National Investment Center (NIC) for a few years of its publication.

Mr. Arnoldi joined Indian Valley Appraisal Company in 2011. His appraisal assignments cover a spectrum of commercial, industrial, multi-family, and institutional property types and are generally prepared for financing, internal planning, litigation-support, and condemnation purposes.

When not appraising, David enjoys spending time with his wife and children, and playing tuba for both a local community band and as an alumnus of the Penn State Blue Band.

Tina Sabatini is a graduate of Temple University and joined Indian Valley Appraisal Company in 2018.  She has gained experience in appraising a variety of property types and her assignments include mixed-use, multi-family, small industrial and commercial, and residential properties.   Tina became a Certified General Appraiser in 2022. 

Her previous work experience includes mortgage banking, managing small multi-family income producing properties, and being a small business owner with a staff of 35 employees. 

When not appraising, she enjoys spending time with her family and friends.

Gia has been an employee at Indian Valley Appraisal Company for 10 years as an office assistant. She graduated from Pennridge High School and then continued her education at Hiram G. Andrews Center studying business. For a long time she rode in horse shows, and now she enjoys movies, reading, and training her Cavalier King Charles Spaniel in agility training.
